We supply and install fully custom-made garden rooms, designed to fit your space and budget. Built using high-performance Structural Insulated Panels (SIPs), each structure offers exceptional strength, insulation, longevity and year-round comfort.

After a complimentary site visit, our team will plan, design and build your custom garden room to measure, complete with our standard inclusions and any optional extras you choose. We handle everything from planning permission to full installation, so your new space is ready to enjoy without the hassle or the heavy lifting.

Each bespoke garden room can be made fully self-contained, with high-grade insulation, plumbing, electrics and internal finishes. The result is a versatile, custom garden room versatile space – ideal for a home office, gym, music room, man cave or annexe, built to last and crafted to complement your home.

100mm Structural Insulated Panels (SIPs) – Used throughout the walls, floor and roof for strength, insulation and year-round comfort.

Damp Proof Membrane and Breathable Membrane – Protects the structure from moisture while allowing airflow.

UPVC Windows and Doors – Supplied in your chosen size, design and colour for durability and energy efficiency.

Fire-rated Metal Sheeting – Installed on any wall within 1m of a boundary to comply with building regulations (replacing Canadian Cedar in these areas).

UPVC Fascias, Soffits and Guttering – Provide a clean, low-maintenance finish.

Plastered Internal Finish – Smooth plastered walls as standard. Flooring and skirting quoted separately.

Internal and External Electrics – Installed as desired, including first and second fix.

EPDM Rubber Roof – Long-lasting, watertight roof covering for maximum protection and minimal upkeep.

Insulation – SIP construction already provides excellent insulation, but additional thermal upgrades are available for enhanced efficiency.

Electrical Setup – Comprehensive internal and external electrical systems, including lighting, sockets and power points.

Plumbing – Add a sink, toilet or shower to create a fully functional annexe or workspace.

Partition Walls – Divide your garden room into distinct areas such as an office, gym or living space.

Plastering and Internal Cladding – Finish your interior with smooth plaster, timber cladding or UPVC panels. Skirting and trims available on request.

Roof Overhang – Extend the roofline to create a sheltered outdoor space or additional visual interest.

Canopy Extension – Add covered outdoor seating or storage space for year-round usability.

Log Lap Cladding – Optional upgrade from standard finishes for a more traditional, rounded look.

Every bespoke garden room is supplied and installed by our experienced team as a complete, ready-to-use build. We don’t deliver flat packs or leave the assembly to you – we manage the entire process from delivery and groundwork to installation and finishing.

Before your build begins, we’ll arrange a free site visit to discuss your ideas, check access, review ground conditions and confirm the ideal size, layout and specification for your space.

If planning permission is required, our team can advise and assist with the application, ensuring your project meets all local regulations smoothly and without stress.

Once plans are approved, we take care of every stage of construction – from base preparation and SIP installation to internal finishes and final detailing. Each custom garden room is built on-site using premium materials and precision craftsmanship for a long-lasting, energy-efficient build.

Typical lead time is around 2 – 3 weeks for all custom garden room installations.

Can I use a garden room as an office?

Working from home has become increasingly popular over the last few years with garden rooms being commonly renovated to be used as a home office space. A garden room allows for an office at home whilst being away from day-to-day distractions you’ll find in your actual home. Due to the warmth and energy efficiency of our SIP Garden Rooms, you’ll be able to enjoy a comfortable, yet productive home office setup.

Can I have a garden room as an extension?

Yes, our extensions are built using Structural Insulated Panels (SIP’s). Our SIP Extensions have a wide range of external finishes from Composite Cladding, Fibre Cement Cladding, Canadian Red Western Cedar, Render and Brick Slips in order to either match or complement the existing structure.

Do you need planning permission for a garden room?

Your bespoke garden rooms do not typically need planning permission so long as the build is less than 2.5m in height when located within 2m of a boundary, is no larger than 30sqm and does not take up more than 50% of the total garden space. The sides of the build within 1m of a boundary must also be finished with a fire-resistant material such as Fire-Retardant Metal Sheeting or Fibre Cement Cladding.

The intended use of the build will also determine whether planning permission is required. If the build is to be used as a liveable dwelling or have running water and a bathroom, planning permission will be required.

In conservation areas and areas of outstanding natural beauty rules often differ and should be checked accordingly. We always advise checking with your local council first if you are unsure.

How do I keep my garden room warm in the winter?

Our custom made garden rooms are built using Structural Insulated Panels (SIP’s). These panels consist of an insulating foam core sandwiched between two structural facings. The insulating core of the panels will keep your garden room cool in the summer and warm in the winter, providing your space with unrivalled insulation and air tightness alike.

Most of our customers will also opt for a small panel heater to warm the room if required during the colder months.

Can I put a toilet in my garden room?

Yes you can have a toilet installed in your garden room. From a small single toilet to a large, fitted bathroom, whatever size washroom you need will be able to be installed into your garden room however this would require planning permission. We offer full plumbing and bathroom installation as extras, so we can take care of this with ease.

How can I get Wi-Fi in my garden room?

An Ethernet cable can be installed at the time of the electrical installation at an additional cost if requested.

How much value does a garden room add?

Garden Rooms can add value to a property however the amount varies depending on the size, quality and function of the actual garden room. A custom made garden room is also an attractive selling point for potential buyers due to the added space it offers either for storage or as an actual residential or commercial dwelling.
