Fire-Rated External Wall Materials

Where your garden room or SIP extension is built within 1metre of a boundary, building regulations require the use of fire-rated, non-combustible external materials on the affected walls.

This ensures full compliance, with suitable fire-rated cladding systems installed wherever these regulations apply. This approach allows your build to meet all UK safety standards without compromising on quality or finish.

During your free site survey, we assess boundary distances and identify where fire-rated materials are required. We then talk you through your available options (included as standard), helping you choose a compliant solution that fits both your design goals and local regulations.

While fire-rated metal cladding one one option, it’s not the only solution. Depending on your design and preferences, we can also use other non-combustible, fire-rated materials that meet regulations while offering a more refined or contemporary appearance.

When are fire-rated external wall materials required?

Fire-rated external wall materials are required when any part of your garden building is within 1metre of a boundary such as a fence or neighbouring property. 

This is set out in UK building regulations to reduce the risk of fire spreading between buildings.

Which parts of my building need to be fire-rated?

Only your garden building’s external walls that fall within the 1metre boundary zone need to be fire-rated. All other walls can be finished in your chosen cladding.

What materials are considered fire-rated?

Fire-rated materials include non-combustible cladding systems such as:

– Fire-rated metal cladding panels

– Fibre cement cladding boards

– Calcium silicate boards

– Cement particle boards

– Fire-rated composite cladding systems

– Other regulation-approved non-combustible façade materials

While we frequently use metal sheeting, this is only one option. Depending on your design, we can also use other non-combustible, fire-rated materials that meet regulations while offering different aesthetic finishes.

How do you check if my build is within 1 metre of a boundary?

We assess your site during the planning stage, measuring distances to boundaries and neighbouring structures to determine where fire-rated materials are required.
