Fire-Rated External Wall Materials
Where your garden room or SIP extension is built within 1metre of a boundary, building regulations require the use of fire-rated, non-combustible external materials on the affected walls.
This ensures full compliance, with suitable fire-rated cladding systems installed wherever these regulations apply. This approach allows your build to meet all UK safety standards without compromising on quality or finish.
Our fire-rated external materials are specifically designed to resist the spread of flame and reduce fire risk near your garden boundaries. Using approved non-combustible materials helps protect both your property and surrounding buildings while ensuring your build meets all current regulations.
During your free site survey, we assess boundary distances and identify where fire-rated materials are required. We then talk you through your available options (included as standard), helping you choose a compliant solution that fits both your design goals and local regulations.
While fire-rated metal cladding one one option, it’s not the only solution. Depending on your design and preferences, we can also use other non-combustible, fire-rated materials that meet regulations while offering a more refined or contemporary appearance.
This flexibility means you wont have to sacrifice the aesthetics of your build to remain compliant.
Fire-Rated Materials FAQs
Fire-rated external wall materials are required when any part of your garden building is within 1metre of a boundary such as a fence or neighbouring property.
This is set out in UK building regulations to reduce the risk of fire spreading between buildings.
Only your garden building’s external walls that fall within the 1metre boundary zone need to be fire-rated. All other walls can be finished in your chosen cladding.
Fire-rated materials include non-combustible cladding systems such as:
– Fire-rated metal cladding panels
– Fibre cement cladding boards
– Calcium silicate boards
– Cement particle boards
– Fire-rated composite cladding systems
– Other regulation-approved non-combustible façade materials
While we frequently use metal sheeting, this is only one option. Depending on your design, we can also use other non-combustible, fire-rated materials that meet regulations while offering different aesthetic finishes.
We assess your site during the planning stage, measuring distances to boundaries and neighbouring structures to determine where fire-rated materials are required.
Yes, we aim to select finishes that compliment the rest of your building as closely as possible, which guarantees a cohesive overall look.
We can guide you through the various options you have available during the planning process, helping you select a complaint material that suits your design preferences.
Fire-rated materials are related to building regulations rather than planning permission. However, we will advise you if any aspect of your design impacts either process.

Tom and Bobby turned up on time, grafted all day and cleaned up afterwards. From the initial quote right through to completion of our single storey SIP extension, we were in safe hands. We were surprised by how fast everything was! Dan will go above and beyond to make sure that the customer is happy - he will suggest ideas, and alternatives, but will ultimately do whatever you ask for. He will answer all your questions. The team that did the build were a friendly crew; the office team were always patient and helpful when I asked for updates. We are very happy with our extension and I wouldn't hesitate to recommend this company.Posted on Dave HallTrustindex verifies that the original source of the review is Google. We were impressed with Greenleaf. They were really helpful from the initial enquiry through to subsequent queries when we were finalising the design. The installers were a professional bunch as well and were good to work with. We’re very happy with the end result.Posted on Aidan StanwayTrustindex verifies that the original source of the review is Google. DO NOT USE THIS COMPANY!!!! Don't believe a word that comes out of this con mans mouth, he'll offer you the world and promise everything and screw you over at the first chance with absolute rubbish, we had a garden room built (if you can call it that) which he said it was a summer house, we had to have another company come in to sort a lot of very sub par work from these cowboys. We took him to court and won but because of the con man way he liquidated his company owing us and many suppliers a lot of money only to start trading the very next day, I'm sure he's done this before and he'll only do it again at other peoples cost. AVOID AVOID AVOID!!!!!Posted on Emma CarterTrustindex verifies that the original source of the review is Google. A superb experience from start to finish. Our extension was built exactly to our requirements. We had lots of questions and these were all answered quickly and professionally. Despite the weather not always being on our side, the build was completed within the week’s quoted time frame and completed to the highest of standards. All of the staff were professional and efficient throughout. Lots of people have commented on how good the extension looks! We would whole-heartedly recommend this company.Posted on freemomTrustindex verifies that the original source of the review is Google. Dan and his building team were fantastic. Could't believe they built my 5x3m garden house just in a few days. They had long drive to my place but still popped up in the early morning. They were professional and with good workmanship. The communication within the company was so good that they didn't make any mistake throughout the whole process. They could build exactly what I wanted. We were so happy for making the right choice. Can't recommend the team enough!Posted on J MMTrustindex verifies that the original source of the review is Google. Our build has been a massive investment for me to contemplate and I wanted to be 100% sure that they would provide the best for us - & they did ... I'm surprised they didn't turn down the job as I had a 1000 questions, before even starting ... But I honestly can not recommend the whole team enough! They have all been fantastic, they are friendly & approachable, give honest opinions but ultimately make sure that you are happy with the build, from start to finish, they have gone above and beyond. It is clear that they all take pride in what they do. I would not hesitate to recommend them.
